20. About the ONLINE FORMS, BOOK, AND RESOURCES:

This book, the LANDLORD SURVIVAL GUIDE for GEORGIA, is just one part of a broader resource for landlords, property managers, and real estate investors who want to maximize their returns from their real estate investments.

If you purchased this version of the printed book, you should have received an email giving you instructions on how to gain online access.  If you need help, please email us at 404.373.6000.

If you are holding this book in your hands, please know that it is OUTDATED and OBSOLETE.  The printed version is a snapshot of how the book and some of its resources appeared at one point in time.  The online version is updated as needed.

Since that time, many changes have likely been made, and the only way to keep up with them is for you to join our ONLINE COMMUNITY.  These changes reflect the following areas:

Changes in the laws of Georgia.

  1. Changes in the law of other states (ie abandonment in FL & CA)
  2. Changes in federal law or regulations (like lead-based paint)
  3. Changes in rules & regulations of the Georgia Real Estate Commission
  4. Court rulings in state & federal courts (rulings of magistrates are largely ignored)
  5. Common Practice in courts (push to mediation = Consent Decree)
  6. Advances in technology (Google Voice, texting, email etc.)
  7. Advances in software and products (ie MySmartMove.com, ClearNow.com)
  8. Changes in society as a whole (all tenants carry smartphones)
  9. Changes in hot-button issues (asbestos, then radon, then treated wood, now lead)
  10. Issues raised by other landlords (seizure of property under RICO Act)
  11. Suggestions from the experience of members (pet leases)

Keeping up with all these areas is almost a full-time job in and of itself, and making sense of it all and keeping the end product from being internally contradictory is a never-ending task.

That’s why we moved the book from a PRINTED VERSION to an ONLINE MEMBERSHIP SITE. This way, instead of being in possession of a possibly dangerous and out-dated version of the book and lease and all the forms, you can be assured that what you have is the best possible protection against the “slings and arrows of outrageous fortune.”

You are welcome to visit me at Money99.com for details of our membership services.  I also invite you to join me every week at our Real Estate Coffee Break on the internet. As of this moment, we meet every Saturday at 11 am ET for a one to two hour update on real estate strategies, tips and ideas you can use to save money, make money, and build cash flow and net worth. That website is RealEstateCoffeeBreak.com.
